Market Factors Driving Appreciation

1. Wal-Mart, Tyson Foods, and many other vendors will be employing several thousand employees over the next few years. Wal-Mart requires that their supplying vendors be within 50 miles of their distribution center which will bring even more jobs to the area.  Wal-Mart is currently building their distribution center near the I-40 industrial corridor, and Kingman is located at the major intersection of the Canamex highway (I-40 East/West and 93 North/South).

2. The US Department of Transportation has approved a new bridge and highway to bypass the Hoover Dam which is currently under construction.  This will cut down travel time between Arizona, Nevada and California with traffic going through Kingman.  This also cut down the travel time to Las Vegas by up to an hour.  The new highway will open up traffic to trucks that would otherwise not be able to cross over the Hoover Dam.  And it will also open up and bring new industry to Kingman. 3. Retirees form CA, OR, NV can also retire in Kingman and still be within a day’s travel of home to see their families. These individuals are selling homes with lots of equity and come to Kingman where they can purchase similar homes at 1/3 the cost. Plus, the cost of living is significantly less than where that come from.
