Real Estate Partner Program

What is it?
The Real Estate Partner Program is a simple no-frills service designed to match like-minded real estate investors who find themselves short on cash or credit. The purpose of the program is to help investors reach their investment goals in situations where they couldn't do so on their own.

How does it work?
Simple. We will attempt to match you with other real estate investors interested in the same real estate investment(s) as you. Partner selection is solely based on your choice of investment -- not on your geographic location, age, sex, race or financial position.

Once a potential match is found, we will provide each investor with the other's contact information.

Who holds title to the property?
We suggest holding title in a land trust. A land trust is similar to a living trust except that its purpose is to hold real property as opposed to personal property.

Who manages the trust?
The trust is managed by a third party trustee, usually an attorney, under the direction of you and your partner (known as the beneficiaries of the trust).

How are profits and losses split?
Income and expenses, as well as profits realized from the sale of the property are split between you and your partner on an agreed upon amount. We suggest an even 50/50 split, however, you are free to use any other mutual arrangement you like. The terms of your "partnership" will be incorporated as part of your trust documents.

What is the cost of a land trust?
The approximate cost for the documentation and setup of your land trust will range from $1,000 to $2,000 depending on the value of the property and any special arrangements you may have above and beyond the standard land trust setup. The annual maintenance fee is around $150 per year.

How long does it take to set up a trust?
A land trust can be set up within a few weeks and is usually done simultaneously with the purchase and closing of your real estate investment. The trust is setup by a third party service provider specializing in real estate holding land trusts.

What is the investor's role?
Each investor will act responsibly as a partner and co-owner of the property. Each investor will abide by the mutually agreed upon terms of their "partnership" as outlined within their land trust documents.

What is Norada Real Estate Investments' role?
Our role is to facilitate the introduction of potential partner. Once you and your partner have come to a mutual agreement, and have expressed your intent to move forward, we will help facilitate the purchase of your real estate investment.
