I don’t know much about Real Estate but if you are an investor starting out you should not go to the bank and get a loan, Control the property (Subject to, Lease option that you can assign to buyer),sell it(Lease Option, Owner Financing)then and only then you can buy it on a land contract,pac trust. But never get a loan,consult with a mentor and legal advisor always.That’s no money down real estate for you.Why deal with banks !If you have money or are and experienced investor then loan your money to other investor on hard terms, while still being active in real estate.If i’m wrong just let me know, i’ve been wrong before.lol.
