We'll be discussing the current state of the NYC real estate market as well as the statewide market trends. New York City is among the most expensive and competitive housing markets in the nation. It has also been among the most hard-hit by the COVID-19 pandemic with the worst job losses among the major metro areas in the nation.

However, buyers made a swift comeback since the reopening of the economy last summer, which led to busy fall & winter home-buying seasons. New York has been recovering from the economic impacts of the pandemic. While the rents of apartments have been falling due to high vacancies, the strong buyer demand has changed the dynamics of the residential sales market that had been cooling for nearly three years.

Salt Lake City Real Estate Market & Investment Overview

The pandemic has supercharged Utah’s housing market driven by historically low-interest rates and low unemployment rates. Utah housing market has been ranked as the nation’s #1 housing market for the strongest pace of job growth, along with low unemployment, low mortgage rates, few mortgage delinquencies, and low state & local taxes, according to Bankrate.com.

Salt Lake City is the largest city in the state of Utah, though it tends to be overlooked by real estate investors as just another part of a “flyover” country. The city is the core of the Salt Lake City metropolitan area, which has a population of roughly 1.2 million. Today, Salt Lake City is a major tourist spot in the U.S. The city is also the national hub of industrial banking.

Phoenix Real Estate Market & Investment Overview 2021

Phoenix Real Estate Market

Phoenix is one of the hottest real estate markets in the U.S. The Greater Phoenix housing market is booming. The buyer demand refuses to die down despite increasing mortgage rates. The median sales price has reached $350,000, which is an increase of $55,000 or +18.6% from the February of last year. There was a good supply of new listings in January 2021 (up 26% MTM) but the momentum took a dip in February 2021 (+0.1% MTM), according to the latest data released by ARMLS.

Dallas Real Estate Market: Prices | Trends | Forecast 2021

Dallas Real Estate Market

The Dallas housing market is doing great after recovering from the blows of the pandemic since July. In the Dallas-Fort Worth area, single-family home starts surged more than 30% in 2020 with the highest construction volumes in over a decade. According to the Q4 2020 Zillow Home Price Expectations Survey, Dallas will be nation's 6th hottest housing market in 2021.

According to the survey, 54 percent of real-estate experts predict that DFW housing market (at #6) will outperform the national home-value-growth average. Austin is expected to outperform the national market by the largest margin. A Realtor.com report for the nation's hottest metros also forecasts that DFW could see combined sales and price growth of 15.7 percent in 2021.

Motivated home buyers drove prices and sales up in February 2021 in a tight housing market. The San Francisco Bay Area posted an increase of 16.1 percent over last year's sales for single-family homes. Bay Area housing market has buyers competing for the few homes available for sale.
