Once the market starts to rebound, investing in real property also becomes a more appealing idea — either as a career or a great side job. Like any other endeavor, though, there’s a right way and a wrong way to go about it.

Bankrate.com spoke with established, full-time real estate investors and with professionals, such as bankers, to identify the types of traps into which real estate investors most often fall.

1. Planning as you go

Andy Heller, an Atlanta-based investor and co-author of “Buy Even Lower: The Regular People’s Guide to Real Estate Riches,” says lack of a plan is the biggest mistake he sees new investors make. They buy a house because they think they got a good deal and then try to figure out what to do with it. That’s working backward, Heller says. “First, you find the plan,” he says. “Then you find the house to fit the plan. Pick your investment model, and then go find property to match that. Don’t find the strategy after you find the home.”

Why Real Estate Will Always Be More Desirable Than Stocks

Stock Market Versus Real Estate

For most of my post college life, I’ve had a drastically larger exposure to real estate over stocks. I needed a place to live so I figured it was better to pay down a mortgage than to pay someone rent. When it was time to buy another property, I simply rented out my old place for positive cash flow, and enjoyed my new place until it was time to rent it out again and buy a new place.

I’ve gone through this buy-rent-buy cycle three times now, and it’s been by far the easiest way to make and save several million in tax-advantageous dollars. Within the next five years, our plan is to go through another cycle and buy a Hawaiian beach property and rent out our current San Francisco primary residence.

Now that my exposure to stocks and real estate are more equal after the sale of a SF rental in 2017, I’ve had time to think about the two asset classes more objectively. And during this time, I’ve noticed anti-housing crusaders reach deafening levels!

My Rental Retirement Strategy

This article was inspired by a series of posts by fellow early retirement bloggers about how to live off your wealth during retirement.  They called this a retirement draw-down or withdrawal strategy, which, by the way, could be very different than your strategy to build wealth.  I touched on my withdrawal strategy in How to Retire Early & Confidently Using Real Estate, but I will go into more depth in this article.

For me, a good retirement withdrawal strategy has two primary goals:

  1. Pay for all your current living expenses
  2. Not run out of money in the future

It turns out that rental income and other real estate investing strategies work great to achieve these goals.  And real estate can make a big difference whether it's a small or large portion of your overall portfolio.

So, in the rest of the article I'll share ideas on how to use rentals for a retirement withdrawal strategy.
