  • 30-34 year olds in 2012 had the lowest homeownership rate of any similarly aged group before them!
  • Five years prior, this exact same group had the highest homeownership rate at 25-29 years old than any group before them!

2014 Economic Predictions For Real Estate Investors

My prediction for 2014 is short and sweet.  “More Federal stimulus ahead causing malinvestment in localized asset bubbles”.  I'll say that again but in English this time: “People do stupid things with easy money and there is a lot of easy money floating around. So, when you get some of this easy money don't be stupid with it!”

The current level of prosperity in the US is being fueled by the “wealth effect” which is fueled by massive government stimulus propping up asset prices (mostly the stock market and to a much lesser degree the housing market as well).  The prosperity feels real from the standpoint that people are spending money again.  However, this is a game of musical chairs and you won't want to be the last one standing.

Investors, attorneys, or CPAs unfamiliar with the use of land trusts often ask me “why would someone consider using a land trust?” My general response is “why not.” When it comes to entity structuring many people prefer to being with the complex rather than the simple. The land trust, contrary to the multiple internet gurus or guest REIA speakers that sing the vestibule of virtues offered by this rudimentary of tools, is simply and nothing more than a title holding vehicle with some interesting attributes. From a legal standpoint, the land trust is a type of “grantor trust” (this is the phrase you should use in states that don’t formally recognize land trusts via statute).

US Rents Hit Record Highs as Homeownership Plunges to 18 Year Lows

rentingThe American Home-ownership Dream is officially dead.  Long live the New Normal American Dream: Renting.

According to the latest quarterly home-ownership data released by the Census Bureau, the raw home-ownership rate of 65.0% was unchanged from last quarter and 0.4% lower than a year ago.  And on a seasonally adjusted basis (not sure why home-ownership is adjusted for seasons: people who live in a house in the winter generally live under a bridge in the summer?), the percentage of Americans who have a house declined from 65.2% to 65.1%: the lowest since 1995.
